Execution of additional works on the refurbishment of offices in the Vogošća Municipality building
Defects were identified during the works - Technical solution for the installation of concealed doors - finishing the wall flush with the frame of the concealed door to prevent cracks at the joint between the frame and the wall. - The subfloor beneath the offices being refurbished is in an unexpectedly poor condition. After dismantling the laminate and removing demolition debris and rubble, a number of problematic details were observed on the concrete surface. The offices that were separated by the corridor are at different heights. Specifically, after removing the ceramic floor tiles, it was found that there is a significant height discrepancy between the rooms and the corridor, which makes it impossible to lay the parquet. In some places, the screed has cracked, and it is impossible to lay flooring on such a substrate. In order for the flooring (parquet) installation to proceed, it is necessary to repair the damaged parts of the floor, which involves removing the cracks and damage in the screed and replacing it with new screed. - After the installation of electrical cabling, air conditioning units with their condensate drains, as well as all the existing irregularities and areas with poor-quality sub-floors, it is technically unacceptable to carry out only the final wall finishes and apply paint. Repairing the plastered channels on the large surfaces would cause new bulges and cracks to form on the walls, which is not in accordance with the technical standards for carrying out this type of work. It is necessary to prime the walls and apply a two-coat system of mesh and adhesive, and to treat all rooms in this way. - A partial scraping of the wall is required, along with the repair of the walls with filler and two coats of white emulsion throughout the corridor on the third floor. - During the works, a problem was identified with the uneven level of the substrate and the screed, where in some places the difference is as much as 2.5 cm. Therefore, levelling the substrate cannot be achieved with a self-levelling compound alone; it is also necessary to use tile adhesive in two layers, with the embedding of a reinforcing mesh.

Prilkom izvođenja radova uočeni su nedostaci - Tehničko rješenje ugradnje skrivenih vrata- završna obrada zida prepusti preko štoka skrivenih vrata kako bi se spriječile pukotine na samom spoju štoka i zida. - Podna konstrukcija ispod kancelarija na kojima se radi adaptacija je u neočekivano lošem stanju. Nakon demontaže laminata, uklanjanja materijala od rušenja i šute, uočen je niz problematičnih detalja na podnoj betonskoj površini. Kancelarije koje su bile odvojene hodnikom imaju različite visine. Naime, nakon uklanjanja podne keramike konstatovano je da postoji značajno odstupanje u visini po prostorijama u odnosu na hodnik, što onemogućava postavljanje parketa. Na pojedinim mjestima došlo je do pucanja estriha, te je na takvu podlogu nemoguće postavljanje podova. Da bi se radovi na postavljanju podova (parketa) mogli uopšte izvoditi potrebno je izvršiti sanaciju oštećenih dijelova poda, i to na način da se pukotine i oštećenja u estrihu uklone te da se zamijene novim estrihom. - Nakon ugradnje kablova za elektroinstalacije, klima uređaje sa uključenim odvodima kondenzata, kao i sa svim zatečenim neravninama i dijelovima sa lošom podlogom, tehnički je neprihvatljivo da se uradi samo završna obrada zidova i nanošenje boje. Sanacijom pošlicanih kanala na velikim plohama bi izazvalo stvaranje novih ispupčenja i pukotina na zidovima, što nije u skladu sa tehničkim normama za izvođenje ove vrste radova. Potrebno je da se izvrši grundiranje zidova i navlačenje mrežice i ljepila u dva sloja, te da se tako tretiraju sve prostorije. - Potrebno je da se izvrši djelimično struganje zida, sanacija zidova glet masom, grundiranje sa završnim krečenjem u dva sloja bijelom bojom u čitavom hodniku na III spratu. - Prilikom izvođenja radova uočen je problem različitog nivoa podloge sa estrihom, gdje na pojedinim mjestima ta razlika iznosi i do 2,5 cm. Stoga ravnanje podloge nije dovoljno izvesti samo nivelir masom, nego je neophodno da se koristi i ljepilo za keramiku i to u dva sloja, sa utapanjem mrežice.
